[18:03] Gabrielle Riel: There are two topics for this tea: 1. Lake St John, its current state and 2. Available parcels.

[18:03] Gabrielle Riel: I am ok with you asking questions as we go along this evening, because I don’t have that much to cover.

[18:03] Gabrielle Riel: (usually I ask that folks hold questions)

[18:03] Gabrielle Riel: But tonight is "short".

[18:04] Gabrielle Riel: I’m sure you have all seen it, but Lake St John has been in for several weeks now. Please visit if you have not yet had the chance.

[18:04] Gabrielle Riel: How goes life on the lake so far?

[18:05] Holocluck Henly: gotta be doing something right if a gator is taking up residence

[18:05] Gabrielle Riel: We now have a contiguous estate, with a single road that connects St John Woods, Lake St John and St John Parish. The road starts here in Parish in the NW corner of the sim.

[18:06] Gabrielle Riel: The road does not yet have a name! I'll be inspired at some point.

[18:06] Gabrielle Riel: It goes North through LSJ and connects to Bewitch Way, the main road in SJW.

[18:07] Faulkes Voronwe (dylanfox.petrov): The Riel Trace.

[18:07] Gabrielle Riel grins

[18:07] Gabrielle Riel: There are 3 spots where I have built draw bridges so boats can easily move about the sims. You open the draw bridges by clicking one side of the bridge and then the other. The sides raise separately, so if you have a small vessel you could just raise one side if that is all you need. Or you can raise both if you have a big boat.

[18:08] Gabrielle Riel: I have not personally done any sailing yet or used the draw bridges, so they are essentially untested. If any of you are in the mood to help me learn if the bridges are working in the most ideal manner, feel free to sail, use them and please let me know if you have any problems.

[18:08] Faulkes Voronwe (dylanfox.petrov): I was playing with them last night. The ones I touched worked all right.

[18:08] Gabrielle Riel: 2 of the drawbridges handle the sim crossings. One here at the border and the other at the border of SJW.

[18:09] Gabrielle Riel: Oh good! That's good for me to know. And they are *meant* for the sides to raise separately.

[18:09] Gabrielle Riel: As for tenancy in Lake St John, it’s full. I expect it to stay full. All of the parcels have amazing view.

[18:09] Gabrielle Riel: *views

[18:10] Gabrielle Riel: The sim is basically “done” with the exception of the “masking boundary” that will be between St John Woods and Lake St John. I’ve put some things up, taken them down. I really have not hit a clear groove on it so there will probably be lots of tweaking and changes over the next few weeks, even months.

[18:10] Faulkes Voronwe (dylanfox.petrov): Everything in SL is a work in progress.

[18:10] Gabrielle Riel: I *will* eventually figure out the best way to create that barrier, I just need some creative brainstorming time. Most of you have been my residents for a long time. You know that I am always, tweaking, changing and improving. And if something does not work? I’ll switch gears. I’m confident that barrier area will develop organically.

[18:11] Ms. CC Creeggan (cronocloud.creeggan): If at first you don't succeed, try try again.

[18:19] Gabrielle Riel: But when I saw their pics I was all: Oh honey PLEASE, I've been doing this since 2010!

[18:20] Gabrielle Riel: The next and last topic I want to discuss is our available parcels.

[18:20] Holocluck Henly:

[18:21] Gabrielle Riel: We are now in what we estate owners call “summer abandon season”. All SL estates lose residents during the Northern Hemisphere summer. College students drop land when they finish the school year. “Grownups” drop land due to summer vacations.

[18:21] Gabrielle Riel: This happens *every* summer. And we have had a few summer abandons here in St John. Simultaneously we’ve had some parcels open up from the residents who moved to Lake St John.

[18:22] Gabrielle Riel: We are in “ok” shape. Not bad, but could be a little better. There are currently 6 parcels on the market: 3 in St John Parish and 3 in St John Woods.

[18:22] Gabrielle Riel: I think that is the most parcels we have had on the market at one time since we launched on Jan 1.

[18:23] Gabrielle Riel: If you have been interested in moving to a larger parcel or adding more prims to your current parcel, NOW is the time to do it.

[18:23] Faulkes Voronwe (dylanfox.petrov): My sister was looking at the parcel on top of the hill on SJW. Unfortunately, she won't have the money to lease until the beginning of July.

[18:23] Gabrielle Riel: I have our prims *very* carefully allocated between parcels, so if you want more prims and there are no available parcels in the sim at the moment you ask? I can’t give you any. The only wiggle room is with unleased parcels. I can play with those to get residents what they would like in terms of prims and I am happy to do so.

[18:24] Gabrielle Riel: If you have any friends that you think would enjoy living in our sims, now is the time to bring them in. Once fall rolls around I expect us to be mostly full all the time like we were this past winter. We’d usually have one parcel a week pop up, but then it would lease, so there were times when we were completely full.

[18:24] Gabrielle Riel: And Faulkes, that parcel might still be available come July.

[18:24] Holocluck Henly: I believe it was during a hurricane when I first came into NT

[18:24] Gabrielle Riel: This is a time of losing tenants and gaining none.

[18:24] Holocluck Henly: a hurricane sale

[18:25] Gabrielle Riel: mmhmm - I had a land sale during one of those hurricanes

[18:25] Ms. CC Creeggan (cronocloud.creeggan): And if you really really really need prims for something  and there are no other plots, I have a cemetery plot I could drop for a good cause.

[18:25] Faulkes Voronwe (dylanfox.petrov): I will talk to her, and keep an eye open.

[18:26] Gabrielle Riel: I used to be rather free and easy with prim farms. Not anymore. Not after I learned my lesson in NT. :-)

[18:26] Gabrielle Riel: For convenience (and documentation) I am now going to list the currently available parcels, with their info and a SLURL. That way you, or anyone who reads these transcripts can just pop right over to the parcels to take a look.

[18:27] Gabrielle Riel: 1. St John Parish 05 - 512 sq. m. - 351 prims - $675 L per week. This is right on Duchess Square in St John Parish. A great location for a shop or entertainment venue. SLURL:

[18:27] Gabrielle Riel: 2. St John Parish 15 - 1024 sq. m. - 702 prims - $1350 L per week. This is right here to the West of Satchmeaux Square. It’s appropriate for a New Orleans Garden District style build. The one that is currently on the parcel is one of Mr. Breitman’s, so it is available for free to all residents. SLURL:

[18:29] Gabrielle Riel: 4. St John Woods 06 - 1024 sq. m. - 702 prims - $1350 L per week. Close to the center of the sim. River to its East. SLURL:

[18:30] Gabrielle Riel: 6. St John Woods 25 - 384 sq. m. - 261 prims - $510 L per week. Also up on the hill. SLURL:

[18:30] Gabrielle Riel: There is one thing to keep in mind if you decide to acquire any of these parcels for extra prims. The parcels in St John Parish MUST have NOLA style builds on them, no matter what. You can’t lease the parcel for prims and then leave it empty.

[18:30] Gabrielle Riel: St John Woods is a bit different. If you want to lease a parcel for prims, that is fine, I just ask that you put some trees, flowers and bushes on the parcel to make it look natural. It should blend in with the rest of the Woods. This is easier to achieve, and takes less prims, than the requirements in St John Parish.
