[18:01] Gabrielle Riel: So I will make this concise, but at the same time I’ll try to not make your heads spin. :-)

[18:02] Gabrielle Riel: St John is on a roll. We had a successful hurricane, which we will discuss in the second half of this meeting.

[18:02] Gabrielle Riel: And we have a new sim! Which will be our first topic.

[18:03] Holocluck Henly: That was quick too. was there a used sim for sale? or should I wait lol and not ask

[18:04] Gabrielle Riel: Bayou St John arrived early in the morning this Tuesday. It’s a full sim as planned.

[18:04] Wulfenbach Barony waves a manipulator at the greeting

[18:04] Gabrielle Riel: You all know that I have had the idea of the bayou sim since May. (Well since October 2013 ;-) ) I did not want to move on it until we made it through the summer.

[18:04] Gabrielle Riel: I had no idea how the summer was going to be for us. Usually Summer is the time of year when tenancy is low. People dump their SL land in May and then pick some back up in September.

[18:05] Gabrielle Riel: We were basically full through the entire Summer. That alone was a huge part of making the bayou possible.

[18:05] Gabrielle Riel: The other thing that happened over the summer was a consistent stream of messages from residents and potential residents who said they would lease in a bayou sim if I added one. The influx of visitors for the hurricane increased those IMs and notecards.

[18:06] Gabrielle Riel: (as I had hoped!)

[18:06] Holocluck Henly: :)

[18:06] Gabrielle Riel: I always thought I could fill a full sim bayou, but I was not 100% certain about it. I wanted to go slowly and make smart decisions that will keep St John strong.

[18:06] Emmanuelle Huntress: (because we're awesome like that)

[18:06] Gabrielle Riel grins

[18:06] Gabrielle Riel: Everything came together during the hurricane and so I moved on buying a full sim. And here it is! You can go walk around. Or boat. :-)

[18:07] Gabrielle Riel: I also got a decent deal on it.

[18:08] Gabrielle Riel: This will give you an idea of what the used sim market is like right now.

[18:08] Holocluck Henly will keep an eye out on any scenic small parcels opening up in the woods

[18:09] Gabrielle Riel: The group notice advertising the sim for sale popped up on my screen.

[18:09] Gabrielle Riel: I contacted the owner within about 15 seconds.

[18:10] Gabrielle Riel: By the time we had been talking about the deal for 2 min, she had 5 more IMs asking to buy the sim.

[18:10] Gabrielle Riel: I have a VERY rough terraformed terrain over there. It’s nowhere near finished. What you see now are the barest of bare bones. So please don’t look at it and then come to me telling me that you want a parcel in a specific location, because that location might end up not existing!

[18:11] Gabrielle Riel: One very important thing: I just forked out a very large amount of cash to get us this sim, so there will be a rental rights cost for the people that move into it, including folks who are current residents.

[18:11] Gabrielle Riel: However, I am making the rental rights cost as low as possible. I’m actually going to charge the same amount that I did for Lake St John. $2 L per sq. m.

[18:12] Gabrielle Riel: Additionally I will need the bayou residents to pay 4 weeks of tier up front. After those first 4 weeks you can go week to week or however you choose.

[18:12] Gabrielle Riel: (this is exactly how I did it with Lake St John)

[18:12] Gabrielle Riel: There will be a variety of parcel sizes, and keep in mind that Bayou St John, just like the rest of the estate is a triple prim sim.

[18:13] Gabrielle Riel: Here is a rundown of the parcel sizes, their rental rights cost and their first 4 weeks of tier. This list will tell you exactly how many Lindens you will need to lease the parcel of your choosing:

[18:13] Gabrielle Riel: (prepare for a lot of text - it will be more readable in the transcripts)

[18:14] Gabrielle Riel: Parcel = 256 sq. m. - 174 prims - $340 L per week tier - payment upon move-in = $512 L (rental rights) + $1360 L (1st 4 weeks of tier) = $1872 L.

[18:14] Gabrielle Riel: Parcel = 384 sq. m. - 261 prims - $510 L per week tier - payment upon move-in = $768 L (rental rights) + $2040 L (1st 4 weeks of tier) = $2808 L.

[18:15] Gabrielle Riel: Parcel = 512 sq. m. - 351 prims - $675 L per week - payment upon move-in = $1024 L (rental rights) + $2700 L (1st 4 weeks of tier) = $3724 L

[18:15] Gabrielle Riel: Parcel = 768 sq. m. - 525 prims - $1015 L per week - payment upon move-in = $1536 L (rental rights) + $4060 L (1st 4 weeks of tier) = $5596 L.

[18:16] Gabrielle Riel: Parcel = 1024 sq. m. - 702 prims - $1350 L per week - payment upon move-in = $2048 L + $5400 L (1st 4 weeks of tier) = $7448 L

[18:17] Gabrielle Riel: I had not planned on going any larger than 1024 sq. m., although most of you know that I will work with you to get a parcel of the size you prefer, even if it's larger than a 1024!

[18:17] Gabrielle Riel: As of right now, Bayou St John is a bare sim...and I am not exactly sure when I’ll have it in move-in shape.

[18:17] Gabrielle Riel: I don’t think many of you know this, but I am basically back in school full time this semester, so I probably won’t have it done in the next week. I wish I could give you an estimate, but I honestly don’t know.

[18:18] Gabrielle Riel: Here is what we can do for now. If you know you want a parcel in Bayou St John, please let me know and tell me the size you want. I will NOT require any payments from you until the sim is in move-in condition.

[18:18] Holocluck Henly: Well a bayou isn't known for its mansions. it wouldn't make sense to have more than 1024 incl a "garden"

[18:18] 'Tilda Brown (izabel.jonstone): can we have more than one?

[18:19] Gabrielle Riel: My thoughts exactly - and you can lease up to 2048 sq. m. - as one parcel or multiple

[18:19] Gabrielle Riel: Also, please let me know if you think you would like a houseboat versus a shack. I know several people who want houseboats, so I am building those parcels into the sim design.

[18:20] Gabrielle Riel: Many of you have seen me build sims and you know that I get the sim to a good state for move in, I get the residents in and then I basically tweak and polish it, well...forever. :-)

[18:21] Gabrielle Riel: I am constantly redoing things in the sims, upgrading things. I can tell you that the foliage and terrain-feel will be like that of the land on the Western edge of Lake St John. Obviously the two sims adjoin and need to blend into each other.

[18:21] Holocluck Henly: you putting a rail in again like the old days? Was that used?

[18:21] Gabrielle Riel: Yes, notecard is best - no rail

[18:21] Holocluck Henly: yay no rail!

[18:21] Gabrielle Riel: Boats! We boat!

[18:22] Gabrielle Riel: My first goal is to get all existing St John residents into parcels *before* I put them on the open, public market.

[18:24] Gabrielle Riel: What I mean by this is that if you are a current St John resident and you bring in a friend who leases a parcel, I will give you a week of free tier. Bring in 2 people, you’ll get 2 weeks for free.

[18:24] Gabrielle Riel: I’ve never done this before, so I will see how it goes, and *perhaps* I’ll make it policy. We shall see. I need to see if it works well for everyone.

[18:26] Gabrielle Riel: I ask you all to please NOT approach existing residents of New Toulouse with intention of convincing them to leave there and move here.

[18:26] Gabrielle Riel: This is actually why so few people knew about St John when I launched it. I asked my residents to not approach anyone in NT. While I know I could have advertised the estate launch better, it was more important to me that people learn about St John in their own time.

[18:26] Holocluck Henly: what if they're expressly asking?

[18:27] Gabrielle Riel: Then you can tell them. If they are seeking info of their own volition, I am ok with that.

[18:27] Holocluck Henly: same policy as when we started sj. no problem

[18:27] Gabrielle Riel: Exactly

[18:27] Gabrielle Riel: Now, if you know people who were residents of NT but who are no longer residents? I am fine with you contacting people like that.

[18:40] Gabrielle Riel: I want this to be a discussion and not me listing things off to you. I’m just curious how you think it went. I am interested in feedback because I improve the event each year. I'll tell you all how I feel about it and then I'll open up for discussion.

[18:40] Allyah Nayar: My raccoons are still chittering about it.

[18:40] Gabrielle Riel: I think it was an amazing success. This hurricane really is the culmination of the three that I did before it. This one had the benefit of a lot of lessons learned.

[18:40] Gabrielle Riel: I do have to tell you all how beyond amazing you all were. You guys just embraced it and did all sorts of creative things. We has *great* parties every night!

[18:41] Gabrielle Riel: Previous hurricanes had full community involvement, but there was something different about this one. Maybe a larger % of our total population got out and “played”?

[18:41] Emmanuelle Huntress: While some of you may understand how much work it is for the staff to pull it off, it was worth it by the reactions I saw and the way everyone got into it

[18:41] Holocluck Henly: There were TWO parties on TWO rooftops Saturday night!

[18:41] Gabrielle Riel: Maybe it’s different because St John is mine, built by me from the ground up? Maybe I was super energized because I did not do one last year? I can’t put my finger on it, but something about this one was magical.

[18:41] Emmanuelle Huntress: Agreed

[18:42] Holocluck Henly: I only wish RL let me stay through more of it. were there fires?

[18:42] Gabrielle Riel: They have all been great...but this one was so special.

[18:42] Gabrielle Riel: No, no fires.

[18:44] Allyah Nayar: I was able to gather all my beasties and felt like I was reenactive Noah's ark!

[18:50] Holocluck Henly: Every first Saturday of the month I will host big band, swing electro swing, old jazz etc
